The Gist
Samara, a prefabricated homebuilder, has transitioned from creating accessory dwelling units (ADUs) to developing smaller single-family homes aimed at addressing California's housing shortage. Their new line, Locale by Samara, features homes sized between 1,000 and 1,750 square feet, strategically placed in desirable urban locations.
How It Worked
Under the leadership of CEO Mike McNamara, who took charge in 2020, Samara leveraged its successful ADU model to venture into standalone homes. The company focuses on urban infill development, taking advantage of recent amendments to California’s zoning laws that allow for the subdivision of lots into smaller homes. They are currently working on about 10 projects, controlling the entire process from land acquisition to design and permitting.
Results
In 2024, more than 30,000 ADUs were permitted in California, showcasing a significant market shift. Samara has raised $34 million in Series B funding, with 250 ADUs completed or underway, priced from $152,000. Their starter homes are expected to have lower price points than typical new homes, with the first project in Healdsburg priced at $2.195 million for two units.
Why It Matters for You
If you're involved in real estate or housing development, consider the trend towards smaller, more affordable homes in urban areas. By adopting modular construction techniques and focusing on infill development, you can tap into a growing market seeking affordable housing solutions. Embrace sustainability and community integration to enhance the appeal of your projects, as Samara has done successfully.
